Quick Tip Tuesday: Who Wants What You Got?

It’s Tuesday, and that means it’s time for another Quick Tip Tuesday. This week 8z Real Estate is introducing a feature on COhomefinder.com called “Who Wants What You Got,” where you can find out how many people are searching for a home just like yours. You can find it at ShouldISell.8z.com

 

With this tool, you can find out if people are interested in houses like yours and whether that means it’s a good time to sell your house or not. COhomefinder has over 200,000 registered users who are doing searches everyday for homes. If you fill out the Who Wants What You Got form, we’ll tell you how many people are doing just that!

 

We are currently in a low inventory market. Buyers are in excess. More people are searching now for homes than ever before. Use this tool to help decide if you should start thinking about selling!

 

 

 

 

Newlands Market Update: 2011 vs. 2012 So Far

The year is flying by… here it is September already! What a beautiful time of year with cooler weather and beautiful days with the foliage starting to change.

 
The market overall has been stronger this year; it seemed like the switched turned on around March 2012 and we have seem a 19% increase in sales in Newlands in the first 6 months of the year over 2011. Interestingly the average price in 2011 for the first 6 months was $953,961 and in 2012 the average price is lower at $905,297 for the same time period.  Sellers have had to adjust prices to the market place.

 
Currently there are less homes on the market in general in the Boulder market and that is the same scenario in Newlands.  The interest rates for loans remain at record  low rates which is great for buyers ! Plus Newlands is a great place to live with Mt. Sanitas steps away and great shopping and restaurants just on the edge of the neighborhood. What a great place to live!!!

August’s Market Update for Troutman Park

Larkborough


431 Guillemont is the only property listed for sale in Larkborough right now and it is under contract. There are 11 homes that have sold in your neighborhood over the last year. With an average of close to one sale in Larkborough every month and nothing on the market for buyers to consider the conditions are extremely favorable for sellers.

If you currently own property in Larkborough you’ll be happy to know the average price point has increased to $194,180 for properties sold out there since May 2012 compared to the average of $185,427 for houses that have sold since August 2011.

Four Seasons


Two homes sold in Four Seasons this July. 813 Bonita Ave went for $275,000 with $2,000 in seller paid concessions and 825 Benthaven St sold for $295,000 with the sellers contributing $4,500 towards the buyers closing costs.

The average price for homes sold in Four Seasons over the last 12 months is $254,667. There were 4 homes listed for sale in Four Seasons this July. 3945 Century Dr was listed at $279,900 in July and quickly went under contract. All of this could be good news for home owners who are anxious to see their property values appreciate.

Willow Park


In Willow Park this July 742 Blue Mountain Dr sold for $235,000 with $4,500 in seller paid concessions, 737 Butte Pass Dr went for $225,000 with $4,500 in seller paid concessions & 4200 Durango Pl sold for $213,000. 4230 Beaver Creek hit the market towards the end of July and quickly went under contract. Right now there are 4 homes listed for sale in your neighborhood and 2 of them are under contract.

With an average of 1.5 sales per month in Willow Park over the last year we can expect that the 2 properties that are still available (700 Bear Creek Dr & 718 Blue Mountain Dr) will not be around for too much longer.
