The Scoop:

One of the things to love about the Landings is the individual character of the homes. It’s a refreshing change from house farms of the new millennium.  501 Sand Dollar provides another example of a unique floor plan that bestows interesting and enticing living spaces and the generous use of windows for natural light.

 

This home was built during the first “green” movement when passive solar strategies were part of home design.  This home has wonderful southern exposure that I imagine could easily heat the living areas on a typical Colorado winter day.

 

I’m am disappointed that the current owners removed the brick trombe walls in the living room that would store the days heat to be released at night and shade the room from direct sun. Thus, the total effectiveness of the energy strategy has been lost.  However, I can accept that the owners felt the need to change the space and give an updated feel.

 

The color change in the kitchen to antique white acts as a nice contrast to the darkened trim and wood blinds. However, I am not sure that losing the richness of cherry cabinets to resurfaced antique white would be considered an upgrade by some buyers who love the elegance of cherry.

 

Adding stone tile around the mantel and an improved fireplace gives the great room a nice focal point. And the rich wide plank wood floors contribute to the flow of the home.

 

The master bedroom and bath are very generous with a master closet large enough to be a separate room.  Yet, in keeping with the vintage, this home has the proper space for comfortable living without being excessive.  This gives the home an intimate feel.  I was also pleased to find that there is more storage than anyone should need.

 

Personally, I find the change of décor from light and airy to dark and colorful is not an improvement for me.  I tend to appreciate the vintage style while I can understand the current owners desired a bolder distinctive look.  Current buyers will probably agree with the current feel as I’m sure most lack knowledge of the original intent of this period.

 

This home is overall a delight and very well maintained.  The outdoor living areas are well done as well and offer a great flow for entertainment or just easy living.

 

I believe the asking price is reasonable but, would not be surprised for it to sell in the $425,000 range.  Still, with little competition in this desirable area, a full price offer could come tomorrow.

The Scoop:

This luxury home is lovely but, I wasn’t excited about the formal living and dining room upon entry. Perhaps because the low ceiling height in these rooms, compared to the tall ceilings in the entry made these rooms feel compressed and they generally lacked the flare I like to see in formal areas of a luxury home.

 

I liked the location of the office next to the entry for the privacy it gives away from the family area. The arched recesses holding built-in bookcases echo the window arch and makes for a very inviting space.

 

The family great room makes up for the lack of spark of the formal areas. Tall ceilings, warm colors, an elegant mantel flanked by tall semi-arched windows and the harmonious blending of living spaces make this a wonderful family space. The placement of the brick enclosed patio offers nice flow from the living area.

 

I was disappointed to find that there was no privacy in the back yard. Without a fence, the yard flows into the greenbelt, but this makes the patio feel exposed to me. The yard feels sterile even though well-manicured and doesn’t quite fit into the family appeal of the home.

 

I particularly liked the way the stair to the second floor was placed in the family area and the loft overlooking the living spaces created a low ceiling over the kitchen area that compliments the space. I love the blonde cabinetry and granite counters that make an elegant kitchen that has ample storage.

 

The second floor is a wonderful layout for a family with children. The loft makes a great place for a family computer or activity area while still being a part of the family space below. The bathroom arrangements for the second floor bedrooms provide separate access from each bedroom, one with a private bath and a jack-and-jill arrangement for the other two.

 

And, while children can frolic on the second floor, the master bedroom offers privacy on the main level with direct access to the patio.

 

The basement is expansive and offers a wonderful activity space for a large family or a private guest room.

 

Based on recent sales, I have no problem with the list price on this home.  And, as the price currently stands at $650,000 it is the same as these sellers paid in 2004.

The Scoop:

To say that brick was used in the construction of this home is an enormous understatement.  Brick walls surround the house from the circular driveway off Harbor Walk, to the front door on Breakwater and the patio and balcony.  This extensive brickwork reminds me of vintage homes in Cherry Creek North.  I half expected to see a carriage house in the back but, then again, the oversized three car garage will serve.

 

The grand stair and impressive ceiling height of the entry hall is as I would have expected given the brickwork and stately character of the exterior.  However, the formal living and dining room were a bit anticlimactic and seemed a bit small in comparison to what I expected given the initial presentation.  Yet the black marble fireplace and plantation shutters made for a handsome space.

 

The family great room was an inviting space with an expansive glistening kitchen, and eating area with an abundance of windows nicely dressed with plantation shutters.  But, once again I thought the family room area was slightly smaller than I would have expected but quite adequate.  I imagine that the covered brick patio surround by pine trees just off the great room would be a cool and pleasant place to spend time on a hot summer day.

 

The bedrooms were delightful in size and ceiling height and the balcony accessed through either the master or second bedroom was in keeping with the character of the home and provided a nice view of the lake.  The master bath, although lovely, was not as elegant of the one in the lowest priced luxury home I visited on Stone Pine.  The master closet was very generous and much larger than most.

 

The basement was the most surprising because of the (estimated) 14-foot ceilings with storage cabinets close to the ceiling on one wall.  The open stair contributed to the open feel of the space and the large windows added natural light.  One area was obviously used for a pool table and another offered an area for an entertainment center accessible from behind by doors into the entertainment “closet.” The bedroom included not only a bath but, also a mini-bar complete with sink and refrigerator.

 

This home has an elegant personality but feels a bit cold to me probably because the color scheme is stark white in a some times cavernous space.  Having occupants would perhaps alleviate some of the chill.

 

The list price given the laborious and extensive brickwork and volume of space, not to mention the location by the lake, I consider to be extremely reasonable.  Given the Sellers paid $600,000 in 2006, a full price offer would reward them with less than a $30,000 return after real estate fees.  Given recent sales, this price is a real bargain.

The Scoop:

This is the lowest priced home currently available directly on the lake and would give a large family a year round playground.  The floor plan provides an easy flow and flexibility of space while allowing enough room for a variety of individual pursuits. The bedroom on the main level is unusually spacious in size and could be used for so many other purposes. I particularly liked the warmth that the hardwood floors add to the entire home and the lake views available from so many windows.

 

The expansive living room with tall ceilings makes an ideal place to entertain but the country kitchen and family room overlooking the lake would be the perfect place for a family reunion.  I can just imagine the flurry of activity inside and out as the family spills onto the deck and into the yard and lake’s shore.  The location of the pool and tennis court just across the street puts the fun within steps of the door and accentuates the resort lifestyle.

 

A big plus for me in this home is the use of space for storage.  Every possible place that offered an opportunity for storage was well provided and in particular the kitchen with its wall of floor to ceiling cabinets and a large pantry just around the corner.

 

The master bedroom was a bit smaller than I would like and I would prefer to do a renovation of the master bath but, this was of little consequence compared to what the home offers in amenities and lifestyle.

 

The list price is a bit higher than I can justify by looking at comparable sales but, once the home at 406 Spinnaker Lane closes I may have more information to make a better decision as the home on Spinnaker was of the same vintage and also on the lake but was in need of quite a bit of work and updating. I also found the floor plan to be choppy and the kitchen was not nearly as nice as this home.  As the buyer for 406 Spinnaker selected that home over this one on Mariner, I’m more curious if it was with the intention of razing it.  Time will tell.

 

Note:  Since reviewing this home it has expired from the MLS listings.  I will be interested in seeing if there is a drop in price when it returns to the market.  Hopefully it will return or, I will feel like buyers have lost a chance for a wonderful home on the lake.

The Scoop:

This beautiful home is one of two that are currently on the market in the Landings, that I consider the “standard” traditional style similar to many. The floor plan is predictable and in many cases what differentiates them is the increased size. Aside from the fact that I would prefer to see a home in this neighborhood show a bit more individuality, this is a very inviting home with good “chi” that has been impeccably maintained by the sellers and has a number of special features that move it away from “standard.”

 

Upon entry you are greeted by the expanse of beautiful wood floors, light stained trim and neutral colors that give the home a bright and airy feel. Large windows in the circular breakfast room give a glimpse into the backyard. It is the breakfast room and the sweep of windows and skylights in the kitchen that give this home spark and makes a great place to start the day with nature or end it enjoying cooking in the sumptuous kitchen. Coffered ceilings in the dining room and family room add an elegant touch. Adding tall wide windows starting at the floor in the family room was a refreshing decision in this home and once again takes advantage of the view of the back yard.

 

Window seats in the living room and two bedrooms as well as built-in seating strategically located in the “grand” television room on the lower level add personality to the rooms.

 

It is the elegant design of the palatial master bath with its marble and natural stone and skylight that is memorable and, in my opinion, the best master bath I saw in the eight homes I toured. The bath and the balcony off the master bedroom with its spiral stair to the deck below make this master a special place to retire.

 

And, for all those crafty folks I must mention the perfect “to-do” room in the basement that is large enough to serve double duty as an office.  The extra-large windows and window well once again demonstrate that sunlight was given consideration when this home was built.

 

This home is delightful and the backyard even with Lemay Avenue barely noticeable at the southeast corner is heavily planted and provides a wonderful outdoor living area.

 

As far a price, I don’t feel the list price is inflated based on other sales this year and given extras this home offers that add charm and character.

 

I can’t imagine that this home will be on the market long after the New Year begins.  At $569,900 this is currently an entry-level luxury home for the area and in my opinion a good value.

The Scoop:

Centrally located in the Landings community, this contemporary variation on the Swiss chalet is perched on a hill with views of the lake to the north and Harmony Pond to the south.  The private resort feel of the back yard is ready for a hammock, a summer BBQ or, toasting marsh mellows around the fire pit.  A stroll through the backyard to the pond would be a nice way to spend a quiet moment.  I enjoyed a few moments there just to take in the beautiful day.

 

The multi-level living area, soaring ceilings and majestic fireplace are indicative of the 1980s contemporary style and buyers will either love it or hate it.  Although, I can see where some updating might be desirable by many buyers, I can also see revitalizing this home to emphasis the period architecture.  Either way, it is a fabulous home for anyone that likes to entertain, would like a spectacular room for a baby grand piano overlooking the lower living area and lake view or, a family that wants flexible spaces.

 

Although the home has only three bedrooms, one of those on the basement level, the office on the second level could easily become a second bedroom that would make it ideal for children with the parents’ room a few steps to the next private level.

 

The master bedroom is an exceptional space with high ceilings, a lake view and a private balcony.  The master bath bathing area is the only room that I would be compelled to renovate.  The room is amazingly large for the small shower and elevated tub.  Even though the steps to the tub give it a good view of the pond, I’m confident a better arrangement could be designed and still keep the view.  And, I admit I have a bias against carpet in a bathroom.

 

The large family room in the walk-out basement would be very convenient for an active family with children that allows the children to move indoors or out without going to the upper level.

 

Overall I give this home a four-star rating because even though I love the period design, location and lifestyle ambience, I feel there is still improvements that could be made to make it shine—fresh interior paint, light fixtures, perhaps newer floor coverings and most importantly, for me, improvements in the master bath.  I would not be surprised to see this home sell for under the $600,000 mark.

The Scoop:

This is a sweet home. I found it to be inviting and cozy. I would like this home even it didn’t have the sun room but, it’s addition adds a spark to the home that makes me want to settle in.  I can see, starting the day there among flowering plants with coffee and paper in hand.

 

I think this home could work for a family with young children because of the two distinct living areas, each with a fireplace. One living area opens into the sunroom adding extra rough and tumble playroom and quick access to the backyard through the courtyard.

 

Even though I can see a family here, this home is perfect for a retired couple wanting the convenience of the area and easy living. I really like the cheerful bright kitchen with its tall ceiling and windows. It’s a pleasant space that would make cooking a pleasure.

 

I can see some updating in the master bath being a big plus for this home and because of the dark wood trim; I would prefer to see wall colors a bit warmer than the current stark white. I’m sure a new buyer could easily make the changes that would personalize this charming home.

 

Although, the home is on a corner with the entrance street on the side, I found that the back yard was very private and there was no sense that the street was there.

 

I can’t find a negative to this home, although, after checking resent sales of similar properties it appears that the square foot value of the list price is high. I would expect a sales price under $350,000 and I won’t be surprised if it should be closer to $325,000.

 

Note:  The price on this home has been lowered since I made my review. Now listed at $365,000 down from $372,900 I don’t think the drop was aggressive enough. I hope that the Seller gets an acceptable price before competition hits the market.

The Scoop:

This home is surprising from the exterior, in that it only gives a glimpse that there is something exciting going on inside. On a quick drive-by, it could be mistaken for a custom traditional – with flare. But, be still my heart! I admit that I love a one-of-a-kind design and natural daylight, so the combination of both in this house is fantastic. I also admire and totally enjoy a well-done open floor plan and the wise use of space.

 

The wide expanse of skylight that runs the depth of the house to the lake view is stunning and baths the living areas in euphoric light, even on the gray day I visited. The use of glass block as the background for the majestic mantel and throughout the house allows light to dance to would-be dark areas.

 

My greatest thrill was the design of the totally open floor plan that allowed all areas to co-exist yet, have an individual sense of place. The Mexican tile floors compliment the space and are such a refreshing change from the standard wood “upgrade.”

 

The bedrooms have their own delightful personality from tropical palm trees, to the secluded master hide-a-way with its own fireplace and balcony. An opportunity for skylights in the master bath was not lost and, once again the magic of glass block allowed the master bath to glow and appear larger, making the very most out a very smart use of space.

 

This house may not appeal to some buyers, because of its particular character. But, for an appreciative owner this is a playground for living, not even considering the lovely grounds and lake.

I have no problem with the list price, except it will sell in the highs $700s.

The Wonder of Warren Lake

The Warren Lake area of Fort Collins is truly the gem of the city.

The neighborhoods surrounding Warren Lake in south Fort Collins are some of the most desirable and sought after in the City.  And, in my opinion, this area is the best designed community in the City because of the creative and harmonious design that integrated a variety of home styles and price points into the fabric of the community while maintaining an abundance of open space and a resort feel.  Homebuyers can select from condos, townhomes, and single-family residences from the low $100,000s to luxury custom homes over $1 million.  Lake front homes are not limited to the upper price points as even townhomes and smaller single-family units offer lake frontage.

 

The Landings is ideally located and central to amenities, shopping and employment on the south side of the City, much of which is easily accessible by walking or biking. The renovation of the Foothills Mall currently underway will offer upscale shopping, indoor and outdoor entertainment less than 5 minutes away.  And, together with easy access to the new Mason Street corridor development this area will certainly grow in demand and offer increased equity for homeowners.

 

Warren Lake is the largest lake in south Fort Collins at 145 acres and as well as providing irrigation to the neighborhoods, Collinwood Golf Course and the Hewlett Packard campus, it also provides recreational opportunities to homeowners.  With few exceptions all homes in The Landings neighborhoods have lake access for swimming and boating.  Swimming is at the swimmers risk as there are no lifeguards.  The best time for swimming is after the lake is filled in early spring.  Some water monitoring is performed a couple of times a year by the HOA and on rare occasions the lake has been closed to swimmers.  Only non-motorized boats or those with electric motors are allowed on the lake to prevent noise in the area.  The City of Fort Collins owns controlling rights to the lake.

 

The community offers two pools and six tennis courts for the exclusive use of the residents.  Additional tennis courts are available in the adjoining Warren Park.  For golf lovers there is a city golf course, Collindale Golf Course, adjacent to The Landings and another, Southridge Golf Course, just a few minutes drive to the south on Lemay Avenue.

 

 

The Landings was the largest subdivision in Fort Collins when Osprey Homes began the development in the mid-1970s and much of the architectural style is period contemporary particularly in the north and west side of Warren Lake.  As the area grew other developers added smaller subdivisions around the southern and eastern shores of Warren Lake and varied the architectural styles from contemporary to more traditional homes.  Names given to these new developments were complimentary to or identified as being in The Landings such as Whalers Cove at the Landings, The Mallards at the Landings, Creekside at the Landings, Harborwalk Estates, Harmony Cove Condos, and Breakwater Estates.

 

In addition to Warren Lake some of the homes enjoy the views and access to a smaller private lake known as the Harmony Pond.

December Landings Market Update

Neighborhoods in The Landings community saw a total of 19 sales by mid-December 2013.  Four of these sales were listings carried over from 2012, with two of those being under contract when the year began.  Total new listings for 2013 were 30, a listing volume not seen in The Landings since 2008. This also included a listing for a vacant lot and another for a home to be constructed.

 

More notable than the volume of listings is the record number of eight lake front homes available and one on Harmony Pond.  This far exceeds the 2005 high of 3 lake front homes and 2 on Harmony Pond.  As of mid-December, 7 of these lake front homes are still available with the lowest priced at $670,000 and the highest at $1,350,000.  The least expensive of the lakefront homes, a 1978 contemporary that was in need of some updating and repairs, was listed at $529,000 and was under contract in 41 days.

 

As 2013 comes to an end there are three listings waiting to close and 12 listings available including the quarter-acre lot priced at $150,000, a bargain for this area, and the last buildable lot in The Landings.  Of those waiting to close, prices range from a low of $218,000 to $529,000.

Prices of homes still available range from a low of $372,900 to a high of $1.3 million with a median of $689,000.

 

Of the listings that sold in 2013 the average sale price was $407,251 with a low of $216,000, a high of $760,000 and a median of $359,900.  The average sales to list price was 97%.  The average square foot cost was $145 and a median of $142.  Of these sales 14 had conventional financing, one was FHA, and four were cash sales.

 

The average sale price of $407,251 was up 18% over 2012!

 

The average days to contract for 2013 sales was 86 days with a low of one day, a high of 290 and a median of 57.  Seller paid closing costs ranged from $600 to $6,000 averaging $3,292 with a median of $2,500.

 

There were 1.6 sales per month.  A six-month supply is considered a balanced market for both buyers and sellers. With 12 listings remaining as we go into 2014, there is a 7.5 months supply of inventory, indicating a transitioning market leaning slightly in the favor of buyers.

 

As we go into 2014 the lowest priced home in the Landings is $372,900.  The other eleven homes are over $600,000 with three of those over $1 million.  For the luxury homebuyer there hasn’t been this much choice in years particularly for buyers yearning for life on the lake and one of the best locations in Fort Collins.

 

Luxury home sellers in The Landings can look forward to a good year.  Sales of homes between $600,000 and $1.3 million are back to 2006 levels with 97 sales in the City to mid-December 2013.  That is a 28% increase over 2012 and a whopping 177% increase from our low of 2009.

 

Buyers seeking a lakefront home have 16 from which to choose, 8 of those in The Landings, 3 at Linden Lake in north Fort Collins and 2 in the more rural north.

 

Given that there is only one home in The Landings under $500,000 any sellers thinking of entering the market in the lower price range should have a smooth sale with little competition as 2014 begins.
