One of the things to love about the Landings is the individual character of the homes. It’s a refreshing change from house farms of the new millennium. 501 Sand Dollar provides another example of a unique floor plan that bestows interesting and enticing living spaces and the generous use of windows for natural light.
This home was built during the first “green” movement when passive solar strategies were part of home design. This home has wonderful southern exposure that I imagine could easily heat the living areas on a typical Colorado winter day.
I’m am disappointed that the current owners removed the brick trombe walls in the living room that would store the days heat to be released at night and shade the room from direct sun. Thus, the total effectiveness of the energy strategy has been lost. However, I can accept that the owners felt the need to change the space and give an updated feel.
The color change in the kitchen to antique white acts as a nice contrast to the darkened trim and wood blinds. However, I am not sure that losing the richness of cherry cabinets to resurfaced antique white would be considered an upgrade by some buyers who love the elegance of cherry.
Adding stone tile around the mantel and an improved fireplace gives the great room a nice focal point. And the rich wide plank wood floors contribute to the flow of the home.
The master bedroom and bath are very generous with a master closet large enough to be a separate room. Yet, in keeping with the vintage, this home has the proper space for comfortable living without being excessive. This gives the home an intimate feel. I was also pleased to find that there is more storage than anyone should need.
Personally, I find the change of décor from light and airy to dark and colorful is not an improvement for me. I tend to appreciate the vintage style while I can understand the current owners desired a bolder distinctive look. Current buyers will probably agree with the current feel as I’m sure most lack knowledge of the original intent of this period.
This home is overall a delight and very well maintained. The outdoor living areas are well done as well and offer a great flow for entertainment or just easy living.
I believe the asking price is reasonable but, would not be surprised for it to sell in the $425,000 range. Still, with little competition in this desirable area, a full price offer could come tomorrow.
